A buyer with $500,000 is shopping in at least four separate markets depending on which sub-neighborhood they target.

Same city name. Roughly an eight-fold spread from the entry condo to the top single-family listing. That is why one broker's dashboard can honestly say Saint Matthews is a $319,000 market while another honestly says it is $829,900.
Why the label hides so many markets
Saint Matthews was farmland well into the twentieth century. From 1910 to 1946 it was home to the Saint Matthews Produce Exchange, once the second-largest potato shipper in the country. Those farms were sold off piecemeal after the war, which is why so many original landowner names, Brown, Rudy, Nanz, Monohan, Oeschner, and Stich, are still on the street signs today.
Each farm became its own subdivision, platted at its own moment in the mid-century, with its own lot geometry and its own architectural fashion. Beechwood Village went up as tight-set brick ranches, Cape Cods, and a few Regency-style homes around 1950, with mature tree canopies and no fences between the yards. Norbourne Estates and Bellewood built to larger post-war floor plans. Maryhill Estates was cut for estate lots. Stonehenge and a handful of condo courts came later, filling in around Breckenridge Lane and Shelbyville Road as the retail corridor thickened around Mall St. Matthews, Oxmoor Center, and Westport Village.

Sacred Heart Academy, Trinity High School, and the retail concentration along Shelbyville Road are amenities every one of these pockets shares. The house is what varies.
